  1. Cash: This is the simplest and most straightforward method of funding a real estate investment. If you have the cash available, you can purchase a property outright without having to worry about interest rates, credit checks, or other financing-related issues. However, this method requires a large amount of cash upfront, which can be difficult for many investors to come up with.

  2. Conventional Mortgages: This is the most common method of funding a real estate investment. Conventional mortgages are typically offered by banks and other financial institutions and are based on the borrower's credit score and income. They require a down payment, which is usually 20% of the purchase price, and require good credit score.

  3. Hard Money Loans: These are short-term, high-interest loans that are typically used to finance real estate investments. Hard money lenders are typically private individuals or companies and are willing to lend to borrowers with less-than-perfect credit. These loans are generally more expensive than conventional mortgages and are used to fund fix-and-flip projects, or to purchase properties that need repairs.

  4. Private Money Lenders: These are individuals or companies that lend money to real estate investors, typically at higher interest rates than conventional mortgages. Private money lenders are often more flexible than traditional lenders, and can provide financing for a wider range of properties and investment types.

  5. Partnerships: Another option is to partner with another person or group to fund a real estate investment. This can be a great way to spread out the risk and costs, and to pool resources and expertise. Partnerships can take many forms, from informal agreements between friends and family to more formal partnerships with other investors.
